The holiday park had been leased from Christchurch City Council for many years and there was a lack of clarity around asset ownership and value of the assets to be transferred. Xyst prepared background documentation for Council reporting and completed a verification and schedule of thoe assets owned by the tenant and those owned by Council.
We facilitated an independent valuation on behalf of the Council and identified critical assets for continued operation of the camp at proposed service levels. We facilitated with Council’s property team the sale and purchase of the assets on a willing seller, willing buyer basis and negotiated agreement for exit of tenant on agreed date.
As there were a number of long-term camper tenants we reviewed and documented any subleases, supplier or service agreements and contracts and arrange for termination or transition of these agreements including final stocktake.
We produced a health and safety plan for the operation of the camp under Council management and put in place booking processes and accounting practices for transitional bookings. Finally we reviewed staffing arrangements and confirmed transitional requirements.
